Here is the breakdown of why Joe is basically the rockstar of licensing requirements: The Energy Level: 11/10 Joe has more energy than a toddler who just discovered espresso. While most instructors make "Land Use Controls" sound like a funeral dirge, Joe treats it like the climax of an action movie. You’ll walk in expecting a lecture and walk out feeling like you could sell a haunted house to a ghost for 20% over asking price. The "Gross" Factor Despite the name, his teaching style is anything but. He has a gift for taking the driest, most crusty legal jargon—the kind that usually puts insomnia patients to sleep—and turning it into hilarious, relatable stories. You’ll actually remember the difference between "Joint Tenancy" and "Tenancy in Common" because he’ll probably frame it through a story about a disastrous hypothetical breakup involving a pet llama.
